The small Weinberg neighbourhood in Kleinmachnow, with just three streets, is very quiet and surrounded by greenery. It is located right next to the historic village centre with its village church (consecrated in 1597) and stretches along the Teltow Canal. Several houses in the neighbourhood are listed buildings, including the house built around 1936 by Egon Eiermann for the actor Paul Henckels and the country villa built in 1906 by master bricklayer Fritz Schirmer. The ensemble of houses "Am Weinberg 29 to 33" by architect Karl Josef Pfeiffer, built towards the end of the 1930s, was also realised here between 1939 and 1940. The building style of the group of houses is traditional for this decade and follows the classic model of small housing estate construction. This typical cubature with classic stylistic elements such as a simple pitched roof, mullioned windows and shutters was built on a plot of approx. 881 m². The detached house is supplied with heat via a gas-fired central heating system. The living space of around 281 square metres extends over three floors and comprises ten excellently proportioned rooms. The house was completely renovated in 2004. In the course of this, the former double garage was also converted and now serves as a meeting place. With its open roof gable, exposed brickwork and original roof beams, a very special atmosphere has been created in today's living room. In general, the floor plan on the ground floor is very open, which is rather untypical for houses from this era. In combination with the two large passageways to the kitchen and dining room as well as a clear room height of around three metres, you will quickly experience a more modern lifestyle. This is further emphasised by the floor-to-ceiling French doors that lead out into the garden via two terraces. Here, your family will find space for spending time together and plenty of peace and quiet. You can also access the spacious basement from the entrance area of the house. If you are looking for storage space, you will find plenty of it here, as the house not only boasts a full basement, but also offers additional storage space in the attic and in the numerous storage rooms on all levels. The space on the ground floor is complemented by a large utility room, a guest WC and two very well-designed bedrooms.

The centrally located staircase leads to the floors above. The first floor welcomes you with a true-to-type room layout and consists of four further excellently designed rooms, which are accessed via a central hallway, as well as a master bathroom and a guest shower room. Here your children really do have plenty of space to create their own space. All living areas have high-quality wooden flooring (parquet, real wood floorboards), which lends a particularly cosy charm. This red line continues through to the converted attic. The two further rooms here can be ideally used as separate work and guest areas. Self-sufficient on one level, you will find peace and quiet for personal ideas. The rooms on this level are also accessed via a central corridor. A hatch in the current "office" provides access to the aforementioned loft.

A solid building structure and high-quality materials guarantee longevity and give the house a special character. Original style elements such as solid wood doors, smooth plastered walls and the typical mullioned windows are just some of the details that make the house a home with a lot of love. Furthermore, you can expect a very familiar environment surrounded by greenery. Experience a successful combination of quality and comfort in this property and enjoy a life in one of the most sought-after locations between Berlin and Potsdam - surrounded by an idyllic natural setting that is unrivalled in Brandenburg.

Lage

Kleinmachnow is a municipality with around 20,000 inhabitants in the district of Potsdam-Mittelmark in Brandenburg. The town is particularly attractive due to the predominant development of villas, country houses and estate houses in avenues that characterise the area, lined with old trees. Over the past two decades, it has primarily attracted high-income residents. The community is located between Berlin and Potsdam on the southern border of Berlin, close to the Zehlendorf district. Within walking distance, the wooded areas and extensive hiking trails along the Teltow Canal invite you to take a stroll. The nearby Machnower See lake is also a recreational area for the whole family. With all the advantages of a small community, Kleinmachnow is a high-quality and sought-after residential area for families with children just outside Berlin and offers a wide range of cultural activities. The municipality's main economic centre is the business park on the A115, the former Dreilinden border crossing. Around 130 companies have settled at the EUROPARC Dreilinden technology and business park, employing a total of around 3,500 people. Kleinmachnow has four primary schools, a comprehensive school, two grammar schools, a Waldorf school and the international school: BBIS as Berlin Brandenburg International School. The town centre at Rathausmarkt offers urban convenience with numerous shopping facilities for daily needs. Bus stops for lines 622 and 629 are nearby with connections to Zehlendorf, Potsdam, Stahnsdorf and Teltow. The motorway junction to the A115 is within easy reach. From here it is approx. 35 minutes by car to Berlin Brandenburg Airport (BER). The Kurfürstendamm is about 15 minutes away. Potsdam city centre and Berlin can be reached by S-Bahn S1 Zehlendorf / Mexikoplatz and lines S25/ S26 Teltow Stadt as well as by car in approx. 15 minutes.
