Villa Rabe was built in 1858 by the court architect Ernst Petzholtz and is one of the last unrenovated villas in the Berlin suburbs built in the style of classicism. Typical elements of the classicist architectural style, such as round columns with Ionic capitals can be found, as well as the horizontal ashlar stripes.

Due to its location in the area of application of the B-Plan No. 35-2 "Südliche Berliner Vorstadt" (Southern Berlin Suburb), the property offers a wide range of possible uses. The property was categorized in the development plan as a general residential area 2 (WA2) and thus also opens up, for example, a partial commercial use for quiet business, but also a pure residential use. The villa is listed in the monument register as "Villa Rabe with outbuildings and enclosure". Due to the monument status, it is possible that interesting and rewarding depreciation and subsidy opportunities may arise if certain and individual requirements are met.

The villa is divided into four floors, two of which are currently approved living space.
